I got here through a tax return, not an open house.
I work in corporate tax. I sell Edmonton real estate. It took me a while to notice those are the same job.

I have a degree in accounting and I work in corporate tax at a CPA firm. Most days that means returns, corporate structures, and questions people bring in after a deal has already closed — which is the point at which the answer gets expensive.
That is what pushed me into real estate. The tax and ownership questions attached to a property are cheapest right at the start, and they almost never come up there. Buyers meet GST on a new build at closing. Investors find out what holding a rental in their own name did to their return the following April. By then the decision is made and the only remaining option is to pay for it.
So I run it the other way around. Before an offer, we go through what the numbers say: the comparables, the carrying costs, what the property does to your position. If there is a tax or ownership question sitting inside it, I flag it and we bring a CPA in. I raise the question. I do not answer it. That line is not a formality — it is the difference between advice you can rely on and advice you cannot.
The rest is ordinary agent work, done properly: showings, negotiation, conditions, deadlines, and someone answering the phone when a lender goes quiet. Residential buyers and sellers, and investors putting together a portfolio in Edmonton.
What you actually get.
- Comparables before conversation.
- You see the sales the number is built on, which ones I threw out, and why. If the number is soft, you will know which comparable is carrying it.
- A written flag list.
- The ownership and tax questions a property raises, written down before the offer, with the ones worth a CPA’s time marked. Raising them is my job; answering them is theirs.
- A straight answer on price.
- Including when the answer is that the number you want is not there. You are numerate enough to hear it, and I would rather lose the listing than talk you into a bad month.
