  2. Step two

    I write back within 24 hours.

    Asking for the address, and for whatever the comparables cannot see: the finished basement, the new roof, the arterial road behind the fence.

  3. Step three

    You get the number and the math.

    Once I have the address — the sales I used, the ones I threw out, and what would move your number if you have a few months.

It is not an appraisal.
An appraisal is a separate, paid report from an accredited appraiser, and it is what a lender will ask for. This is my opinion of value as a licensed real estate associate, built from comparable sales.
It is not an instant estimate.
No algorithm has seen your kitchen, your lot, or the four listings on your street that never sold. A person reads those, which is why this takes hours instead of seconds.
It is not tax advice.
If your sale raises an ownership or tax question, I flag it and bring a CPA in. I raise the question. They answer it. That line does not move.
