Privacy policy
What I do with your information.
The short version: I collect what you type into a form, I use it to answer you and send what you asked for, and I do not sell it to anyone. The site sets no cookies and runs no tracking. Everything below is the detail behind that.

Who you are dealing with
Omar Abubaha, a real estate associate with Sable Realty in Edmonton, Alberta. This policy covers this website and the emails sent from it.
Anything you want done with your information goes to info@homesbyomar.com. That inbox is mine and I read it myself.
What I collect
Almost all of it is what you type into one of the forms on this site:
- Your first name.
- Your email address.
- Your phone number, stored in international format (+1 780…) so it dials correctly.
- Your answer to the single drop-down question on that form — a timeline, a stage, or a price range.
- Whether you ticked the box asking for market updates. It is never pre-ticked.
Two things arrive with a submission that you did not type:
- Campaign tags. If you came from an ad or a tracked link, the
utm_values in that link (source, medium, campaign, term, content) are stored with your inquiry so I know which ad paid for the introduction. No tags in the link means nothing is stored. - A verbatim copy. Once your submission passes basic validation, it is written down exactly as sent before anything else happens to it, so a lead cannot be lost to a bug in my own code. It holds the same fields as above, plus the empty hidden field described below. If your email address is unreadable the submission is rejected before anything is stored. If only your phone number is unreadable, the verbatim copy has already been written and is kept — flagged as unprocessed — so your inquiry isn’t lost and I can still reply by email. Ask and I will delete it.
Each form also carries one hidden field that only automated bots fill in. If it comes back filled, the submission is discarded and nothing is stored at all.
What I do not collect
- No cookies. This site sets none — not for analytics, not for advertising, not for preferences. That is why there is no cookie banner: there is nothing to consent to.
- No analytics or tracking pixels. No Google Analytics, no advertising pixel, no session recording, no profile of what you read before you filled in the form.
- No IP addresses in my records. Nothing in my database logs where you connected from.
- No accounts, passwords, or payment details. There is nothing here to log into and nothing to pay for.
One honest caveat. The companies that host the site and deliver the email keep their own operational logs, and those normally include IP addresses and email delivery events. That is ordinary infrastructure logging, it is theirs rather than mine, and none of it flows into my database or gets used to build a picture of you.
Why I collect it
Three reasons, and all three are things you asked for:
- To answer you. An email address and a phone number are how a reply reaches you.
- To send the material you requested — the buyer guide, the calculator link, the valuation follow-up.
- To send occasional Edmonton market updates, and only if you ticked the box.
If you did not tick the box, the first two are all that happen. I do not use your details for anything you did not come here for.
Consent, and how the anti-spam rules work here
Canada’s anti-spam legislation (CASL) governs the email I send you. Every submission records the basis I am contacting you on, with the time it was given:
- Implied consent, from the inquiry itself. Asking me a question is consent to be answered. Under CASL that runs for six months from the inquiry.
- Express consent, only if you ticked the box that reads “Yes, send me Edmonton market updates and investing insights from Omar. Unsubscribe anytime.” That one lasts until you withdraw it.
Every email I send identifies me, names Sable Realty, and gives you a way out. Reply STOP or email info@homesbyomar.com and you are off the list. CASL allows ten business days to action that; it will not take that long. Your record is marked withdrawn rather than erased, precisely so you cannot be added back by accident later.
Where your information lives
- The database is Supabase Postgres, hosted in Canada (the ca-central-1 region). The connection to it is encrypted.
- Email is sent through Resend, from leads@homesbyomar.com.
- The website itself is hosted on Vercel.
Resend and Vercel are American companies, so delivering an email and serving this page involve US infrastructure, and US law can reach data held there. The database of contacts and inquiries stays in Canada. I would rather tell you that than let “stored in Canada” do more work than it can carry.
Who sees it
Me. That is the list. I do not sell, rent, or trade contact information, and I do not pass it to other agents, brokerages, lenders, or mortgage brokers for their own marketing.
There are three ordinary exceptions:
- The service providers named above, which hold the data in order to run the service they provide.
- If we go on to work together on an actual transaction, that file moves into Sable Realty’s own records, which carry their own retention and record-keeping obligations under Alberta real estate legislation. That is a separate system from this website and this policy.
- If the law requires disclosure — a court order, for instance — I comply with it.
How long I keep it
Until you ask me to delete it. There is no automatic purge running, and I would rather be straight about that than quote a retention period I do not actually enforce. An inquiry is a business record, and someone who asked about selling in 2026 is often glad in 2028 that I still have the context.
If you would rather not be in the file, say so and your rows come out — including the verbatim copy of your submission.
What you can ask me to do
Alberta’s Personal Information Protection Act (PIPA) gives you the right to:
- Ask what I hold about you, and get a copy of it.
- Have anything inaccurate corrected.
- Withdraw consent to marketing, or to contact altogether.
- Ask for it to be deleted.
Email info@homesbyomar.com and say which. PIPA allows me 45 days to respond; in practice it will be the same week. If you are not satisfied with how I handle it, you can take the matter to the Office of the Information and Privacy Commissioner of Alberta.
Security
Connections to the database are encrypted, the data is encrypted at rest by Supabase, and access to it is limited to me. This is a small operation rather than a bank, so the honest protection is the one built into the design: no accounts, no passwords, no card numbers, no cookies, no tracking. The safest information is the information nobody collected.
Children
This site is aimed at adults buying, selling, and investing in property. I do not knowingly collect information from anyone under 18.
Changes to this policy
If this policy changes, the date at the top of the page changes with it. There is no archived version to hunt for — what you are reading is what applies.
