The rules for using this site.

Three things carry the weight here. The calculator gives estimates. Nothing on this site is financial, tax, or legal advice. And using the site does not make me your agent — that takes a signed agreement.

Who you are agreeing with

This site is published by Omar Abubaha, a real estate associate with Sable Realty in Edmonton, Alberta. Real estate services are provided through the brokerage.

“The site” means this website and the guides, calculators, and emails it hands you. Using it means these terms apply to you. If you do not accept them, the remedy is a simple one: do not use the site.

This is information, not advice

Everything published here is general information about buying, selling, and owning property in the Edmonton area. It is written carefully and it is written for a general audience — not for your property, your lender, your marriage, your corporation, or your tax position.

Nothing on this site is financial, tax, legal, accounting, appraisal, or investment advice, and nothing here should be relied on in place of a professional who is looking at your actual numbers.

My own background is corporate tax, and that changes nothing about the line above. When a property raises a tax or ownership question, my job is to flag it and bring a CPA in. Raising the question is mine; answering it is theirs. That distinction is deliberate, and it is the difference between advice you can rely on and advice you cannot.

The cash-flow calculator is estimates only

The cash-flow calculator does arithmetic on the numbers you type in and shows you the result. It does not know your property, your lender, your rate, your condo board, your vacancy history, or your tax situation. Specifically:

  • Every figure it produces is an estimate derived from your own inputs. Change an input and the answer changes with it.
  • It does not include everything. Mortgage default insurance premiums, closing costs, GST on new builds, income tax on rental profit, and capital gains on a sale all sit outside it.
  • Cap rate and cash-on-cash are illustrative ratios, not a promised or projected return.
  • It is not financial, tax, legal, or investment advice, and it is not a recommendation to buy, sell, or hold any property.

Run the numbers, then take them to a mortgage broker, a CPA, and a real estate lawyer before you commit money to anything. That is what the tool is for: it is a way to start the conversation, not a substitute for it.

Valuations are opinions, not appraisals

A home valuation I give you is my opinion of market value, based on recent comparable sales and on what I can see about the property. It is not a certified appraisal prepared by a designated appraiser, and it is not a guarantee of what a property will list at or sell for.

Where a lender, a court, or a tax filing requires an appraisal, an opinion of value is not one. Say so and I will point you at someone who does that work.

Using this site does not make me your agent

Reading these pages, submitting a form, downloading a guide, or trading emails with me does not create an agent-client relationship, and it does not make you a client of Sable Realty. In Alberta that relationship begins with a written service agreement that we both sign — and not one moment earlier.

Until there is one, I owe you no duty to represent your interests in a transaction, and you should not treat anything I send as advice given on your behalf. Information you send me before that point also does not carry the confidentiality that a client relationship carries, although I will still handle it as described in the privacy policy.

Guides, tools, and everything else here

The writing, the guides, and the calculators on this site are mine. They are yours to read, keep, print, and hand to your spouse, your lawyer, or your accountant — that is what they were made for.

They are not yours to republish, resell, rebrand, or use as marketing material for another agent or brokerage.

What I ask of you

  • Use your own contact details on the forms, or details you have permission to submit. A number and an address that actually reach you are the entire point of the exercise.
  • Do not submit someone else’s information without their say-so, and do not use the forms to send anything unlawful.
  • Do not scrape, overload, probe, or otherwise try to break the site.

Accuracy and availability

I work to keep this site accurate and available, and I promise neither. Market ranges, cost figures, and rules of thumb go stale — real estate does that faster than most subjects — and content may be corrected, changed, or removed at any time without notice.

Where a page cites a market range or a cost, it was accurate when it was written. Check the current numbers before you make a decision on them.

Links to other sites

Some pages link to third-party sites for convenience. I do not control them, I do not vet them continuously, and I am not responsible for their content or their privacy practices. Their terms apply once you are there, not mine.

What I am responsible for

Plainly: I stand behind the work I do for clients under a signed service agreement. I cannot stand behind a decision someone makes from a free calculator or a general guide, because I never saw the property or the numbers.

So, to the extent Alberta law allows, I am not liable for any loss or damage arising out of your use of this site or your reliance on its general content — including a purchase, sale, or investment decision made without professional advice. Nothing in these terms limits liability that cannot lawfully be limited, including obligations under Alberta’s real estate and consumer protection legislation.

Privacy

What happens to anything you submit is set out in the privacy policy: what is collected, why, where it is stored, and how to have it corrected or deleted.

Alberta law applies

These terms, and any dispute about this site or its content, are governed by the laws of the Province of Alberta and the federal laws of Canada that apply there. The courts of Alberta have jurisdiction.

Changes to these terms

If these terms change, the date at the top of the page changes with them. What you are reading is what applies.
